INVEST IN - Overview of the Estate

Mountainlands Estate forms the south-western section of the Mountainlands reserve, with its main gate only five kilometres from the historical town of Barberton. Access to the private sites of the Estate is at a monitored gate directly from the R40 tarred road. The Estate of 1 400 hectares consists of several large indigenous forested valleys, a number of perennial mountain streams and an extensive plains area all set against the majestic backdrop of the Makhonjwa Mountains. The Estate is limited to only eighteen full title private sites, each located with an emphasis on privacy and exclusivity and literally placed in their own secluded valleys.

The common property of the Estate is owned by the Mountainlands Estate Owners Association, made up of the owners of the eighteen private sites, all of whom are compulsory members through notation on their title deeds. Legal mechanisms are in place to prevent future expansion of the number of sites on the estate. The wilderness area that you buy today will thus remain wilderness forever. The Owners Association in turn is one of four founder members of the reserve. The Estate has its own management and staff who are responsible for maintaining the estate and servicing the homes or game lodges on the private sites.

Owners have direct access to the rest of the 18 000 hectare (44 480 acre) Mountainlands Nature Reserve through a network of over 90 km of game viewing roads. Here you are surrounded by the nature you love as well as the luxury you demand. And because the entire Mountainlands Estate is private you can drink in its pleasures without taking in the rest of the world.

While each private site is fully serviced, the developer is also responsible for installing the infrastructure for the Estate, the majority of which has been completed. This includes security and monitored gate from the main road, access roads to all sites and an administrative complex consisting of offices, laundry, workshops, stores, labour quarters and lockup garages for each private site.

The Estate staff takes care of all cleaning, maintenance and management on the Estate to ensure carefree use by the owners when they arrive.

Each site purchase includes:

  • Full title ownership of a 1ha site upon which the private home or lodge will be constructed
  • Lock-up garage (near the entrance gate)
  • Co-ownership (1/18th) of the 1 400ha Mountainlands Estate and all its amenities
  • Participation and access to the 18 000 ha Mountainlands Nature Reserve
  • Communal amenities on the estate and the reserve
  • Management and maintenance to ensure a lock-up and go lifestyle
  • Professional design, construction, fitment and furnishing of your private lodge (optional)

The Mountainlands Estate has already received all developmental, land use rights and environmental approvals from the relevant authorities. The installation of all major infrastructures is in advanced stages of completion. Buyers can therefore receive transfer of their sites immediately upon purchase with some sites already transferred to new owners.
